Greetings,

The annual billing for the Common Spaces care has been sent out in the mail on Dec 31st. In order to cover the expenses, the 2026 yearly rate is $8 per month ($96/year). The billing includes this yearly summary:

Annual Summary – 2025

This year’s projects and updates demonstrate the power of community collaboration. From scout-led initiatives to volunteer workdays, every effort contributes to a healthier, more sustainable detention basin. Thank you to all who participated and supported these improvements! Here is a summary of all that took place this year and news for 2026.

🛠️ April 5th Workday – A team of 14 volunteers completed several important projects:

• Installed two riprap erosion-control features at the inlet drainpipes.
• Reseeded around the outlet stack.
• These upgrades strengthen the basin’s resilience and appearance and meet our inspection requirements.

🌱 Landscaping and Maintenance

• Tree sprouts were removed in the early spring, reducing excess plant growth – helping to keep the basin clear.
• Behm’s Landscaping provided 13 mowings and two basin brush trimmings throughout the season, maintaining a neat and functional property.
• Mulch Available – We have a pile of one year-old mulch that is now ready for use. If you’d like some, please contact Dennis. Sharing this resource helps reduce waste and supports local landscaping needs.

🦅 July 26^th, 2025 – Eagle Project Completed

• Sixteen scouts, parents, and friends came together to enhance our basin’s ecology as part of a BSA Eagle Scout Project.

• Eight pollinator bushes were planted to support local wildlife.
• A bat box was assembled and installed, providing habitat for beneficial species.

🏡 Neighborhood Update

• We welcomed a new home on Sycamore Lane.
• Financially, we’ve made noteworthy progress. As of December 2025, only 8 houses have outstanding balances, totaling just under $3,000—a notable improvement over previous years. Additionally, the number of properties with legal judgments has dropped from six last year to just two, showing our collective commitment to resolving past dues.
• Thank you to all residents for your continued support and cooperation.

🔍 Basin Inspection Update

• Thanks to improvements made since January 2024, the inspection cycle has been extended to every 3 years.

• Next scheduled inspection: November 2027.
• This change reflects the basin’s improved condition and reduced maintenance needs.

💵 Financial Update

• After filing 2024 Federal taxes, it was noted that expenses outweighed income by about $600.
• To ensure a balanced budget, the annual dues are now $96 ($8 per month), as shown on the invoice.
• This adjustment ensures continued upkeep and improvements for the basin.
